Our ‘Rules & Regulations’ change from time to time. It is your responsibility to check for updates. All the guests have to agree to adhere to the most up to date version during the time of your stay. We run high-end upscale homes; smoking is not allowed inside the home or you will be subject to a $500 fine. Do not throw cigarette butts on the ground. 

Our neighbors and homes are to be RESPECTED. Our homes are located in exclusive neighborhoods. We do not toleratae any disturbance to our neighbors. No wild parties are allowed; if it is discovered that you are having outrageous parties you will be asked to leave with ZERO refund. 

All our guests have to adhere to all the information provided on this website as well as any and all other documents pertaining to the rental of any home that has been sent to you. We are confident that everything will be just fine. However, as policy dictates, we must remind you that our homes are located in very quiet, upscale neighborhoods. Respecting our neighbors is our foremost concern.
 
If our neighbors or the police call us for any disturbance, you will be asked to leave without a refund. On average, most people are clean, quiet and respectful. Unfortunately, over the years we have had one or two occasional guests who seem to have forgotten their manners when renting our home.

Below is the list of the unacceptable behavior in our premises and if not followed and explained to all your guests or anyone coming to the home, you will be asked to leave WITHOUT A REFUND. All of your guests must be made aware of the ‘Rules & Regulations’. Ask your guest or anyone coming into the home to visit our website and read over all of these ‘Rules & Regulations’. 

Unless special arrangements have been made, we have a 3-night minimum stay at all of our properties. Prices may be higher during weekends, holidays, conventions, special events and summer vs winter. No price is guaranteed until all contracts have been finalized. Always check to make sure your dates are available prior to booking. Thank you for your cooperation.

Things Not Allowed in the Vacation Home

  • Smoking in the home/Please do not throw ciggerettee butts on the ground. 
  • Tampering with the pool equipment
  • Moving furniture around from room to room
  • No DJ's, Live Bands, Loud, wild parties
  • Jumping off the roof into the pool
  • Additional guest and/or parties without prior written consent
  • Loud music after 11 pm outside
  • Early check-in
  • Late checkout
  • Dirty dishes left in the kitchen
  • Using BBQ as a fire pit
  • Fireworks of any kind
  • Fighting
  • Police called to the home other than a medical emergency
  • Pets or Animals; there are no pets or animals allowed in or on the premises at anytime
  • Throwing and leaving trash on the property or neighboring properties or the neighborhood
  • Putting feminine products, paper towels, baby wipes, etc. down the toilet
  • We must be notified in writing 3-days prior to check-in if you would like to heat the pool or Jacuzzi at any of our homes. We make no claim or guarantee the temperature or consistency of the pool water temperature.

Your Responsibilities

Even though you have been charged a cleaning fee, it is your responsibility to leave the home in the same condition as you found it except for washing sheets, towels and other linens. You are responsible for washing all the dishes that you use or run them through the dishwasher prior to checking out. There can be no left over food left in the refridgerator or the home. All left over food must be thrown away. Unopened can goods can be left behind.  

You do not have to unload the dishwasher. You must bag up all your trash and take all the trash out and set it on the curb or placed in dumpsters before you leave or check out of the home. Turn off all lights and A.C. or heat while you leave. 

Always check to ensure all doors and windows have been locked every time you leave the home and before locking up and checking out, as we take NO responsibility for lost or stolen items. Check to ensure you have all your personal items prior to checkout as we cannot/do not ship any items left behind.

Acceptance

By completing the form below and clicking “Submit”, you are acknowledging that you are at least 25 years of age AND have fully read all of the “Rules and Regulations”, terms and conditions set forth here, on our website and all documents that have been sent to you. You validate and certify that you are in fact the legal owner of the credit card that you have provided for payment processing, said rental as well as any and all other services ordered or rendered.

Unless special arrangements have been made, we have a 3-night minimum stay at all of our properties. Unless special permission has been granted and requested in writing, there is to be no more than the agreed amount of people allowed in the home as stated on the contract. Before returning the “CONTRACT”, you have to fully accept all terms and conditions set forth here, our website and on the “CONTRACT” or any other documents associated with the said rental property. 

It is understood that only the person listed and or named on the contract must be the only person to check into the home. If for some reason, you are not able to check into the home on the dates specified in the contract, we will consider this a “No Show” and there will be NO refund whatsoever. By NOT following the terms and conditions outlined in the “Rules and Regulations”, you understand that you can either be fined by way of not having your full deposit returned to you or be asked to leave without a refund or in some cases both. Even if a security deposit was never authorized at the time of renting the home, you are still responsible for any damages caused to the home by you or any of your guests. 

It is further understood that you (the client) are responsible for everyone in your party and/or anyone coming into the home and that you, the client, is taking full responsibility for the people who enter the home. We expect that you and/or your guests will not bring a lawsuit forth to any one single person or company or any associated affiliates or colleagues or homeowners of “Vegas Quality Homes™” and/or Richard Klipper for any reason whatsoever. The management or owners shall not be held responsible or liable for any bodily injury/death caused to you or your guest while in or on the premises.

AGREEMENT TO FOLLOW DIRECTIONS: You agree to observe and obey all posted rules and warnings and further agree to follow any oral instructions or directions given by Vegas Quality Homes™ or the employees, representatives or agents of Vegas Quality Homes™.
 
ASSUMPTION OF THE RISKS AND RELEASE.: You recognize and take full responsibility for any personal injury to yourself and  your guests or anyone you allow in the home or on the premises and further release and discharge Vegas Quality Homes™ for injury/death, loss or damage arising out of you or your guests use of or presence upon the facilities of Vegas Quality Homes™, whether caused by fault of yourself, your guests, Vegas Quality Homes™ or other third parties.
 
IDEMNIFICATION.: You agree to idemnify and defend Vegas Quality Homes™ against all claims, causes of action, damages, judgments, costs or expenses, including attorney fees and other litigation costs, which may arise because of you or your guests use of or the presence upon the facilities of Vegas Quality Homes™.
 
FEES:. You agree to pay for all damages to the home you are renting or facilities of Vegas Quality Homes™ caused by any negligence, recklessness or willful actions caused by you and your guests.
 
Children must be supervised by a parent or an adult over the age of 18 at all times while they are swimming in the pool or Jacuzzi. There are no lifeguards on duty; we take zero responsibility or liability for the safety of you, your guest or your children while swimming in the pool or Jacuzzi. SWIM AT YOUR OWN RISK!
 
It is your responsibility to make sure all windows and doors are locked each and every time you leave the home and upon checking out of the home as we take no responsibility for lost or stolen items. Help us keep rental prices down; do not leave doors and/or windows open while the air conditioner or heaters are on. This is very hard on the compressors and other equipment as well as it runs the power bills up very high and releases more CO₂ into our environment. If it is a nice day and you would like to have doors and windows open, we kindly ask that you turn off the A.C or heating systems. Leaving doors and/or windows open while the equipment is on may result in additional fees upon checkout.  

Unless special arrangements have been made, when booking a home 50% is due as a deposit at time of booking. The other 50% of the booking balance is due no later than 60-days prior to check-in.if you have booked a home less than 3-days prior to your check-in date, there are no refunds whatsoever. All sales will be considered final with the return of the contract. Upon check-in, you accept the home in “as is condition,“ and understand there are no refunds for any reason whatsoever. If you cancel a booking, you may not give, trade, sell, exchange or anything of the sort to another party or person without a new contract being rewritten under the new client’s name. 

CANCELLATIONS: must be made in writing and will incur a 15% cancellation administration fee from the entire booking amount, so long as it is executed within the first 3-days of returning the contract and/or the initial charge. After 3-days, there are no refunds whatsoever regardless of the situation. You further understand that even if you cancel and have only paid your initial down payment of 50% you will be subject to a 15% cancellation fee of the entire booking amount. If you have booked a home less than 60 days from your check-in date there are no refunds, all sales are final.
 
Upon checkout, if anything from the home is missing, broken or damaged in any way, and/or additional services have been ordered or rendered (i.e.: Pool heat, Jacuzzi heat, pay per view, etc.), it will be charged to your credit card or withheld/captured from your security deposit. Even if these additional services were ordered over the phone after check-in and were never written into the contract, you still owe and agree to pay for these additional services. Furthermore, you will not dispute or challenge any charge or charges to your credit card and will not dispute them with your credit card company as long as they are valid and are not fraudulent charges. 

For security purposes, there may be security cameras in common areas only (it is illegal to have any cameras in private areas, i.e.: bedrooms or bathrooms). These are shut off during your stay—only activated with alarm during times of vacancy. Video surveillance footage is only activated by a breach in security - we do not record or see any day to day activities. Do not tamper with the cameras in any way. Tampering with cameras may result in the forfeiture of part or all of your security deposit. DO NOT touch the alarm panel under any circumstances. Contact our office if you have any questions. 
 
Pool and or Jacuzzi heat can be enjoyed for an additional fee. If you would like to add these services, we must be notified at least 3-days prior to your check-in date. Do not touch any of the Pool or Jacuzzi equipment; they can only be turned on by a professional. Furthermore, it is not acceptable and it is against the “Rules & Regulations” to ask any of the pool technicians or weekly pool cleaning service personnel to turn on the heat for either the Pool and/or Jacuzzi. 

If you would like to add these amenities, you MUST call the office to have them turned on. Tampering with any of the Pool or Jacuzzi equipment may result in the forfeiture of your security deposit or fines assessed. Any damage caused to the Pool or Jacuzzi equipment will be deducted from your security deposit and or charged to your credit card.
 
By accepting these terms and conditions you understand and are aware that you are entering into a legal binding contract and promise to follow all the “Rules and Regulations” outlined here and on any other documents pertaining to the home that has been sent to you. Furthermore, you have been given the address to the home that you are renting and have checked the distance to the Las Vegas Strip and or any other destinations or activities you have planned in relationship to the home you are renting and agree to the location of the home. 

We are continually working and improving all of our homes. Contact us immediately in the event of any damage or malfunction. We have around the clock service for any emergencies and will address any issues and/or concerns as soon as reported. 

Disclaimer

This is a legal binding contract; neither you or your guest will bring a lawsuit forth for any reason whatsoever unless a “Gross” misrepresentation of the home has occurred. To me (Richard Klipper) or any associated affiliates, colleagues or homeowners known to Richard Klipper. Refund policy: You have 3 days from the time of returning the contract to receive a refund, after 3 days there are no refunds...a 15% charge will incur to any and all refunds. If you have rented the home less than 60 days from your check in date, there are no refunds whatsoever. If you have rented from a third party site such as Homeaway® Airbnb® etc.
All sales will be considered final. You fully accept and understand that there are no refunds whatsoever for any reason, regardless of the situation and agree that you will not dispute or challenge the charge to your credit card company for any reason whatsoever. By agreeing to this contract you have given me, Richard Klipper, full permission to make the said charge. Even if you were not charged a security fee at the time of check-in, you are still responsible for any damage caused to the home and give full permission to charge for any damage caused to the home. You agree that you have done your due diligence and have read all of our advertisement about the home you are renting and agree with the description of the home you are renting. 

You have been made fully aware of the condition, age, size and number of bedrooms and bathrooms of the home you are renting and accept the home, regardless of its condition, either mechanically, cosmetically, function or otherwise in AS IS CONDITION. You have been given the address to the home that you are renting and have checked the distance to the Las Vegas Strip and or any other destinations or activities you have planned in relationship to the home you are renting and agree to the location of the home. There are no refunds for any mechanical failures or breakdowns while in the home. Our homes are well maintained. However, If a problem should arise, we will make every reasonable effort to address the situation in a timely manner.
